Mortgage limits explained

How it works

The Central Bank sets two main limits. You can borrow at most 4 times your yearly pay if you are a first-time buyer (3.5 times for others). And the loan can be at most 90% of the price, so you need a 10% deposit.

An example

Two people earn €80,000 together and have a €40,000 deposit. 4 × €80,000 = €320,000 to borrow. Add the deposit and the top price is €360,000.

Good to know

Banks also check your debts and spending, so you may be offered less. This shows the most the rules allow, not what a bank will offer.

Questions

How much can I borrow for a mortgage in Ireland?

The Central Bank limit is 4 times gross yearly income for first-time buyers and 3.5 times for second and subsequent buyers. Joint applicants add their incomes together.

Why is my maximum price limited by my deposit?

Lenders can lend at most 90% of the price for a main home, so you need at least 10% down. A small deposit caps the price at ten times the deposit.

Is this what a bank will actually lend me?

No. Banks also look at your debts, spending and credit history, and can lend less. A small share of loans each year may go above the limits. This shows the ceiling, not an offer.

Is the limit changing?

One news report said first-time buyers could get 5 times income, but the Central Bank's own April 2026 notice and its explainer still say 4 times, so we used 4. Check centralbank.ie.
